Your responsibility for contents insurance
As a homeowner, you are responsible for arranging your own contents insurance. This protects your personal belongings and is not included in our buildings insurance.
As your landlord, emh is responsible for insuring the structure of your home if you are a leaseholder or shared owner.

- What the buildings insurance covers
- How to make a claim
- The excess you will need to pay if you make a claim.
A claim can only be considered if the damage is caused by an insured event, such as:
- Fire
- Water damage
- Storm damage
- Theft.

If an emergency occurs, take any immediate steps necessary to prevent further damage.
This may include:
- Boarding up broken windows
- Switching off gas, water or electricity
- Securing the property
Gallagher (Arthur J Gallagher), our insurance partner, can advise you on the best steps to make your home safe, including urgent repairs and weather‑proofing.
This support is available even if you do not go on to make a claim.
To report a claim, contact Gallagher during office hours on 01245 341200
If your situation is an emergency (for example, your home is uninhabitable), your call will automatically be diverted to Questgate, who are authorised to act on our behalf.
When you call out of hours:
- Your call will go directly to Questgate
- Confirm your housing association is emh
- Confirm that your buildings insurance is arranged by Gallagher.
They will then guide you through the next steps.
