Senior Project Manager - New Business (Development)

1 Year Fixed Term Contract / Secondment Opportunity

Location: Home-based (Designated Office: Memorial House, Coalville, Leicestershire), with requirement to travel across East Midlands.

Hours: 35 hours per week

Salary: £69,567 per annum (Development RFJ 11)

The Role

As our Senior Project Manager - New Business, you will play a key part in identifying, appraising and progressing new development opportunities. Managing schemes from inception through the pre‑construction process, you will lead negotiations, coordinate technical and planning activities, and ensure each project is set up for successful delivery.

You’ll work collaboratively across the organisation partnering with delivery, housing and sales, acting as a champion of our values: customer focus, partnership, integrity, and continuous improvement.

Key Responsibilities

  • Lead the appraisal, negotiation and acquisition of new development opportunities, including S106 and Package Deals, to meet emh’s new homes targets.
  • Manage all pre‑construction activities from inception to start-on-site, including planning, legal, technical and contract negotiations.
  • Produce and agree Heads of Terms and undertake due diligence to support scheme progression.
  • Complete financial appraisals using Pamwin, maintain accurate scheme data, and ensure compliance with governance, audit and Homes England requirements.
  • Coordinate and lead multi-disciplinary meetings, working closely with delivery, housing, sales and external partners.
  • Identify, manage and mitigate risks throughout the pre‑construction phase.
  • Oversee consultant appointments and procurement activities in line with policy.
  • Ensure thorough handover of schemes to the delivery team with all approvals and documentation in place.
  • Represent the New Business team, build strong stakeholder relationships and deputise for the Head of New Business when required.

About You

You will be an experienced Senior Project Manager with a proven track record of successfully delivering complex projects, ideally within the new‑build housing sector. You will bring strong technical expertise, exceptional leadership skills, and a collaborative approach, along with the confidence to challenge processes and standards to ensure the highest quality outcomes.

Essential requirements include:

  • Experience of development project management in a Housing Association or relevant field
  • Experience of negotiating Land and Construction Contracts
  • Knowledge of current development processes and application of statutory requirements
  • Strong Project Management skills
  • Working experience of Microsoft Office including Word, Excel, PowerPoint, and Visio ICT skills
  • Strong knowledge of the housing sector
  • Ability to travel to the designated office and between sites across the East Midlands as the business requires.
  • Numeracy and financial monitoring skills

The role

As an Income Assistant you will support the Income Team to collect rental income, support customers to prioritise their rent and help them sustain a successful tenancy.

You will provide administrative and telephone support to the wider Income Team. Whilst taking arrears actions in line with our procedures, up to the point of issuing a Notice Seeking Possession.

Key responsibilities

  • Manage and support customers with low-level rent arrears and agree payment plans to manage and reduce rent arrears
  • Take payments, set up direct debits, and process refunds
  • Maintain accurate records in our housing management systems and other portals
  • Handle and resolve customer enquiries providing support and making the necessary referrals
  • Offer basic benefits advice and signpost for further support
  • Deliver excellent customer service by understanding individual customer circumstances and tailoring our services to meet their needs.
  • Build and maintain strong relationships with external partners

About you

You will have experience of general administration and working in a customer service environment.

You will be confident using IT systems including Microsoft Office applications, maintaining accurate records and being able to work proactively and flexibly as part of a team

You will be a natural communicator with excellent negotiation skills and someone who is empathetic and understanding of diverse customer situations.

Tenancy Sustainment Worker

Location: Based at Longfield House, Ilkeston. This role will require travel across the Erewash District, Derbyshire.

The role

We have a fantastic opportunity to join our Tenancy Sustainment Team delivering Tenancy Sustainment Services to emh tenants, across Erewash. This is a rewarding opportunity for someone passionate about helping people maintain their independence and thrive within their community.

EMH Homes are committed to building cohesive communities and ensuring that tenants are equipped with the skills to enable them to sustain their tenancies.

Tenancy sustainment is aimed at helping households at risk of tenancy failure to sustain their tenancies. Tenancy Sustainment assistance aims to be in place for a maximum of 12 months for each tenant accepted onto the service by which time they will have developed the appropriate skills to enable them to manage their tenancy, or they will have been referred onto more specialist services for ongoing longer-term support.

The ideal candidate

In this role, you will provide intensive housing management support to a caseload of around 20 tenants across the district of Erewash. Customers may present with a range of complex needs, and your ability to communicate effectively, build trust, and offer tailored support will be essential.

This includes working in a diverse & sensitive service to enable the tenants maximise their independence, maintain their accommodation

The successful applicant will have experience of delivering an Intensive Housing Management service to tenants and have worked closely with a range of external agencies, such as mental health services, social care, the DWP, probation, and community organisations, ensuring a joined‑up support approach.

Have assisted tenants with accessing and understanding benefits and financial entitlements, including completing forms and making referrals where needed.

Have experience of maintaining accurate case records and ensure support plans reflect tenants’ goals and progress

You will be required to undertake an Enhanced DBS check for this role, which we will complete for the successful candidate. As the role is exempt under the Rehabilitation of Offender’s Act 1974, please can you ensure you detail both spent and unspent convictions on your application form.
