Leaving rubbish, recycling or bulky items outside the correct bins or in shared areas without arrangements for removal is fly-tipping. This is a criminal offence and a breach of your tenancy or lease agreement.
If you see dumped items on emh land:
- Check with neighbours first to see if they are responsible
- If the items are not removed, report this to us.
Fly-tipping also creates hazards by blocking access routes and making areas unsafe. Removing waste costs at least £100 each time, which could otherwise be invested in improving services.
We remove unwanted items from shared spaces and ensure vacant properties are presented to a good standard before new residents move in.

Some of our communities include open water features such as balancing ponds. These are an important part of the local environment and help manage rainwater and reduce flood risk.
However, they are not areas for play and can present safety risks if not used appropriately.
Please follow this guidance:
- Do not enter balancing ponds or surrounding water areas
- Children must always be supervised near open water
- Be aware that water levels and ground conditions can change quickly, especially after heavy rainfall
