Checks to keep your home safe and well-maintained.
To keep your home safe, comfortable, and looking its best, we regularly check the condition of its key parts.
At least every five years, we carry out a survey to see what needs replacing and when.
We’ll assess the condition of your home approximately every five years, by carrying out a ‘stock condition survey’.
This survey assesses the condition of each room, and the external areas of your home, and helps us plan when improvements and replacements need to be carried out.
Our programme of upgrades includes:
- Kitchen replacements
- Bathroom replacements
- Heating system updates
- Roof refurbishment
- Windows and doors replacement
- Painting external woodwork.
When your home is due for a ‘stock condition survey’ we’ll get in touch to arrange an appointment and give you some more information about what’s involved.
We also have an extra schedule of work focused on improving the energy efficiency of our homes.
We’ll contact you in advance of any works planned for your home, to let you know:
- what work we’re planning,
- when it’s likely to happen,
- who your contact will be, and
- which contractor will do it.
We normally let you know by email (or by post if we don't have an email address for you).
The contractor who will be doing the work will contact you with more information, giving at least two weeks’ notice before work is due to begin.

Roofs: usually replaced after around 50 years, or sooner if needed

Windows: replaced after about 30 years, depending on the condition

Kitchens: replaced roughly every 20 years, based on wear and age

Bathrooms: usually refreshed after about 30 years, or sooner if needed

Main entrance doors: typically replaced around every 30 years, depending on condition.
We understand that home improvements can be disruptive, so here’s a guide to how long you can expect typical work to last:
- New kitchen: 14 working days
- New bathrooms: 8 working days
- New roof: (including scaffolding) – 18 working days
- New windows and doors: 3 working days
- External wall and loft insulation: (including scaffolding and ventilation) up to 8 weeks.
While work is underway, we will visit your home to:
- Monitor progress
- Carry out quality checks
- Answer any questions you may have.
Once the work is finished, we will do a final quality check and sign off the work.
You’ll also receive an automated text or phone call inviting you to complete a customer satisfaction survey.
All planned maintenance work comes with a 12-month defects guarantee.
