Service charges cover the cost of providing specific services and repairs beyond the general management of your home.
This is an extra cost on top of your rent. The services included in your charge are outlined in your tenancy agreement with emh.
Your service charge is based on:
- The actual costs from the previous year
- Any known or estimated changes for the current year
- Inflation adjustments from the previous year.
These costs are totalled and divided equally among the residents who benefit from the services.
You'll only pay for the services you receive. A detailed breakdown of your service charge is included with your rent notification/increase letter.

We understand it can be frustrating when service charges vary. The amount you pay is based on the specific costs of your home and shared areas, including the property size and type, and the services you receive. This means charges can differ from one property to another, but you only pay for the services that apply to your home.
If you have an affordable rent tenancy, your service charge may already be included in your rent. But in some cases, you might also pay a separate management charge to a third-party company. If you're unsure, please check your tenancy agreement or get in touch with us.
We only charge you for the services that are directly relevant to your home. We aim to keep these charges fair and transparent for all residents.
Everyone benefits from keeping communal areas safe, clean and tidy. To ensure neighbourhoods stay this way, we tackle issues like fly tipping and graffiti. The cost of this essential work is included in the service charge, to make sure your local environment is safe and welcoming.
