Awaab’s Law: What it means for you

From Monday 27 October 2025, a new law will ensure that potential hazards like damp and mould problems in your home are dealt with quickly and effectively. It’s called Awaab’s Law, named in memory of Awaab Ishak, a two-year-old boy who tragically died in 2020 due to untreated mould in his home. This law exists to make sure that never happens again.

At emh, your health and safety are our top priority. We already take a proactive approach to resolve any potential hazards, and Awaab’s Law strengthens this commitment by setting clear timescales for action:

Emergency cases (where there’s a serious risk to health):
We’ll visit within 24 hours

Significant health risks (but not an emergency):
We’ll investigate within 10 working days and update you within three days of our visit. If the repair is not completed, we will start the follow on works within five working days.

Other cases: If the issue doesn’t meet the Awaab’s Law threshold, we’ll continue to manage it under our current 40-day timescale.
